Whether you are making selling real estate a full time business, or are simply selling your own home or renting it out there are many real estate marketing ideas that are very successful.

Ideally what are we looking for in a marketing tool? We want something that will create interest in the first place, but also to retain interest to give us a chance at a conversion.

How to Create Interest

So you have a property you want to sell, first thing’s first, you need to get people to see it.  Without traffic you can’t possibly sell it.  This is where if you are an agent you need to get involved in your community.  Most people who buy a house/condo etc. will not be people moving from across the country, but rather from somewhere else in the city/surrounding region.

For quite some time having a website has been a staple of your personal brand, some brokers even provide these for their agents.  If you don’t have one you need to get one as soon as possible.  It doesn’t have to be extremely expensive, but hire someone to make you a simple, elegant WordPress site that will get the job done.

So now you have somewhere to point people you meet or see your advertising, great, but now we need to stimulate some involvement to get people to form a connection with you.  This is where something like a Facebook page does wonders, also consider joining any local real estate forums and have your website in your signature.  Start getting active and posting on community events and home buying tips to encourage people to follow you.  Most people buying a house search online at some point, so it’s really important to have a social presence.

Retaining Interest

Now you have an online presence, a brand if you will, and you even have a few people getting interested in you at this point.  Now’s the time to start building a relationship by continuing interaction and offering something unique.  This is where your real estate marketing ideas are needed most, and here are a few leading techniques you should be using in this day and age:

  • Youtube walkthroughs: Think about it from the home-buyer’s perspective, it takes a lot of time to go see different places and can be hard to schedule.  You can give a quick 5 minute virtual tour with commentary and really stand out from the crowd.  This is something people will remember even if they aren’t looking for a house right now.
  • Give tips on increasing the value of homes before selling: This gives people the impression that you care about them getting the most from their homes, which hopefully you do.  This also increases your commissions in the future : win-win.
  • Develop a Unique Web Feature: On your personal site try to come up with something that no one else has, this will make you stand out further.  For example, hiring someone to code a page that allows users to sort your properties in a unique way, or maybe a mortgage calculator or something along those lines.

So there you have it, some of my best real estate marketing ideas, but there are many many more!  Dedicate some time trying to think about creative ways to engage your audience and it will pay dividends down the line.
